Let Only

This service is provided for a fee between 9.6% – 12% including VAT of the rent, for the term of the tenancy up to one year.

Reducing to 7.2 % Including Vat for subsequent years, provided the tenants remain the same.

Letting Only includes:

  • Advertising your property
  • Accompanying all viewings
  • Finding a suitable tenant and securing holding deposit (equivalent to one weeks rent)
  • Process tenant reference application
  • Preparing an inventory, detailing the condition of the property, at the start of each new tenancy (additional fee applies)
  • Ensure the landlord has received permission to let the property from any bank or building society
  • Preparing the Tenancy Agreement (£120inc VAT fee applies)
    Obtaining one months rent in advance, plus deposit (equivalent to 5 weeks rent)
  • Registering the deposit with the TDS (£30inc VAT fee applies)
  • Ensure that all safety checks and required certificates are available i.e. gas safety, EPC, PAT test (where outside contractors are used additional fees apply)
  • Ensure the landlord is aware of all current legislation with regards smoke alarms, carbon monoxide alarms (Oct 2015) plus the risk to exposure of Legionella
  • Notify the Gas, Electric, Water and Council Tax providers at the start of a new tenancy and are transferred into the name of the tenant/s
  • Ensure the landlord is aware of all current legislation including the Housing Act Legislation and Tax Liability
  • Negotiating and administrating the contract renewals at the end of the tenancy

NB : It is the landlords responsibility to complete the inventory check out, at the end of the tenancy and negotiate the deposit settlement.

Alternatively, we will be happy to manage the check out process for you (additional fee applies).

Let/Rent Collection

This service is provided for a fee between 9.6% – 12% including VAT of the rent, for the term of the tenancy up to one year.

Reducing to 7.2 % Including Vat for subsequent years, provided the tenants remain the same.

Fully Managed Service

Let our dedicated management team, take away the strain.

This service is provided for a fee between 14.4% – 18% including VAT of the rent, for the term of the tenancy up to one year.

Reducing to 12 % Including Vat for subsequent years, provided the tenants remain the same.

Full Management includes:

  • All services provided with the Let and Rent Only Service
  • Being first point of call for your tenant for all queries and problems
  • Dealing day to day with any property maintenance issues
  • Conducting regular property visits every 3 to 4 months and sending you a written report ( where agreed, reducing to every 6 months after one year tenancy) by our dedicated property management team.
  • Reporting any breach of contract by the tenant to you
  • Arranging quotes for any routine maintenance works (by our approved contractors) required for your approval
  • Organising and supervising the works for you
  • Ensuring your gas safety and EPC records are kept up to date
  • Organising and attending the check out of the property at the end of the tenancy
  • Ensuring all services are operational and final meter readings are taken
  • Ensure you are happy with your property before releasing the tenants deposit
  • Advise and assist you, in line with the terms of the TDS legislation and guidelines, with regards to any deposit disputes
  • Advise and assist you in preparing the property for re-letting

What is Rent and Legal Protection Plan?
It protects you, if a tenant fails to pay the rent and covers legal costs should an unforeseen problem arise.

Why should I have it?
The loss of employment, illness or a relationship break-up are all unforeseen events which can transform an excellent tenancy into a major problem. Should this result in the rent not being paid or legal action required to gain possession, this can be very expensive for you, particularly if the property is mortgaged.

What is covered?
Up to 12 months unpaid rent (by the tenant)
Up to £50,000 cover for legal costs (in respect of any breach of the tenancy agreement by the tenant)

What are the advantages?
Home Management pays the rent, if the tenant doesn’t, directly into your account within 15 working days of the rent due date.
If vacant possession occurs (due to a breach in the tenancy agreement) the rent is paid up to one month after possession is obtained, provided the property is remarketed to let, on a sole agency basis by Home Management
No landlord excess

Why choose this plan?
We backed by the National Residential Plc, giving landlords complete security.
This plan is only available from a very limited number of agents, who must meet the most stringent requirements regarding their professional conduct.

What is the cost?
Cover is available for a fee of 3.6% including VAT, of the monthly rent

How to join?
All new managed or rent only tenancies will be automatically considered to join the plan, unless instructed by the landlord to the contrary.
We will also inform you, if a proposed tenancy is unacceptable for inclusion in the scheme

Withdrawal from Offer

If a landlord withdraws the property after references have been completed and all documents have been prepared, a charge of £180 including VAT is made to cover all the expenses incurred by Home Management.

Tenant Referencing

We recommend, all applicants and guarantors complete a reference process, by an external company, to check their suitability to rent your property. This service is provided for a fee of £30 including VAT for each applicant or guarantor.

Preparing a Tenancy Agreement

This service is provided for a fee of £120 including VAT.

Preparing an Inventory

A New Inventory with updated photographs, detailing the condition of the property, is provided at the start of each new tenancy.

The cost varies, dependent on the size of property, if its furnished or unfurnished and includes the check in, at the start of the tenancy.

Check Out Report

This service is included for all Managed Properties.

If we don’t manage your property, it is the landlords responsibility to liaise directly with the tenants regarding the check out of the property at the end of the tenancy. Alternatively, we will be happy to manage the check out process for you, for an additional charge.

Tenancy Deposit Scheme

To register the Deposit, produce relevant documentation and certificates, a charge of £36 including VAT is made at the start of each tenancy and tenancy renewal.
